Since 2008 the web & social media has grown exponentially and also a new group of viewers and participants in digital media have grown up and are adaptive to today's digital networks, we also have better data collection feeds and better analytics, heat maps and so on basically we have better technology in 2016 than we had in 2008 and we have a better prediction marker than ever before, basically we can track your habits and know when you are going to sell your home or when you are going to buy a home, the trick is knowing how to tap into that data.
Look at the social media tools we have today to spread a message and build brand, Facebook, Instagram, SnapChat, Twitter, GOOGLE+, Tumblr and there are more social media channels emerging every day and all these tools are ways to measure popular opinion and sway perception, see I’m not in the Real Estate business these days I am in the “Perception Management” business and "Predictive Marketing" when I’m selling Real Estate, We can track your behaviors and we know when the right time to contact you is by tracking all these data points and reviewing our internal analytics but that also helps us target buyers for your home, for example, if you are selling a 2 bedroom 1 bath home in Nutley that would be considered a "Starter" home, we then look at our database and find someone who has been looking at 2 bedroom starter homes in Nutley and we look at their behavior, have they been looking lately are they active across our network? have they saved the property info? did they speak to a mortgage person etc. etc. this is all part of our "Sales Algorithm" sounds simple but it can get very complicated and you have to have the systems in place in order to track customers.

Makes sense right?
And how can we forget Mobile they give us some of the best and most data points on how to track and drive people toward our brand, if you can interrupt them on their device you can get their attention, mobile is everything these days and it's only to become even bigger.
