If you’ve ever experienced the disappointment of losing out on a home in a seller’s market, you want to do everything possible to keep it from happening again. One tactic many buyers overlook is the “love letter” written to sellers about their home.

Rationally, you might expect the highest offer will always win the home, but there are a host of other factors involved. Some are emotional. Some sellers want to see their home go to a buyer they not only trust to close the deal, but they also like personally.

Want to give yourself an edge? Craft a short “love letter” to go with your offer. Here are the basics you’ll want to cover in your letter:

1. Explain how much you like their home. Don’t go overboard, but prove to them you know the home and you truly appreciate their taste and the unique characteristics of the house. This might touch on improvements they’ve made or other aesthetic details.

2. Spare them all the things you might want to change. What you say is as important as what you don’t say. Don’t tell them you’re going to gut the place as soon as you close, add a second story, or rip out their garden for a pool.

3. Demonstrate you’re qualified to close. Make them feel confident in your qualifications as a buyer. Show them you’re pre-qualified for a loan, are buying cash, or have other reasons why you’ll be a hassle-free buyer.

4. Be humble and positive. Don’t give them a sob story about the four other homes you’ve lost out on. Praise the neighborhood and make them feel as though you would be positively honored to be chosen as the next owner of their home.

5. Check the letter for typos. Read it out loud. Listen for clunky sentences or awkward repetition. Have someone proof it for mistakes. Their confidence in your attention to detail is important.

A good agent should be able to tell you if the letter sounds like an honest appeal. Have it included with your offer as a cover letter.

Not all seasonal celebrations are holidays. In spring we have an opportunity to throw open our windows and doors and refresh our homes after long winter months. Spring cleaning is one of those rituals which can invigorate our senses and deliver a deep sense of satisfaction.

There are lots of good resources out there for spring cleaning. Consider “Spring Cleaning: A Complete Checklist”  for a comprehensive look at the tasks you can tackle. But there are also areas frequently ignored or overlooked by homeowners, and these are some of the most germ-laden places you’ll find. Before you finish your spring cleaning, be sure to consider these areas:

1. Doorknobs: When was the last time you disinfected your doorknobs? The interior bathroom doorknob is an especially grave offender. When people are sick, have been cooking, or return home from the world, they’re going to be grabbing the knob. Disinfect these the same way you would any high-risk surface, like a countertop or toilet.

2. Pillows: Can you even remember the last time you washed your pillows? Think about this before you plow face down for a night’s rest. Most pillows are perfectly fine to run through a gentle cycle in the washer and even a low tumble in the dryer. Naturally, you don’t want to become obsessive about this or you’ll destroy the pillow, but do take the time to wash or replace your pillows. A pillow case can only filter so much.

Whether it’s the neighbors or the wallpaper, there are usually a couple things about our homes we’d like to change. Here are four easy solutions to your common home woes:

Problem: My house needs more personality.

Solution: Paint the walls! An easy and cheap way to transform a room is to pick a new paint color. There has been a lot of modern research on the psychology of color and some argue that color can affect our moods, so there’s merit in brightening up your kitchen with a yellow accent wall or bringing calm into your bedroom with a soothing lavender. If you crave a color that’s truly bold or trendy, fear not. A quick neutral paint coat can save your resale value down the line. If you are shy about a full on wall treatment, even some paint on a prominent furniture piece or a unique, colorful, wall-sized art piece can spice up your space in no time.

Problem: My house feels tiny.

Solution: Mirrors and floor-to-ceiling designs are your friend. It’s not true that you have to only use one piece of tiny furniture and hope a room opens up. Be unafraid to take design around the whole room: place a mirror on the wall instead of an art piece to open the area, take that newfound paint color all the way up to the ceiling and accent it with floor-to-ceiling light drapes to give all your spaces a grandiose feeling.

Problem: My house could use some updates.

Solution: Change your home from residence to oasis. Design each room after a favorite travel destination and turn a walk through your home into the ultimate staycation. Convert a back patio, unused extra garage or basement into a secondary living space to give your home the feeling of a new addition without needing a construction crew or a visit from HGTV. All of these will help modernize your home with things easily found at the home store.

Problem: My house is fine — it’s my yard I don’t like.

Solution: Makeover your outdoor areas by creating a focal point for design. Have a pool? Set up a grilling area and lounge chairs so you can invite friends over during the warmer months. If you are set on lounging with a smaller group, salvage some wood or make use of that beautiful oak tree and set up a hammock to enjoy the ambiance. Even some upcycled pallets with waterproof cushions and a fire pit can transform your backyard into a new space you enjoy, and an extension of the home you’ve learned to love again.
