What are the dangers of over pricing your home?

Have you ever heard someone say “we’ll start at this higher price and if no one bites, we can always come down?”

Pricing is a critical component when selling your real estate and making sure you are competitive will help you sell sooner, rather than later.   

  1. All too often when a home goes on the market the best buyer traffic is within the first 30 days.  By pricing a property over the market, you may very well be missing your best buyers. 

 

  1. If your neighbors are selling their homes at a more competitive price, you might be helping them gain your buyer.  Agents and buyers may be attracted to the lower price and say “Wow, I can get a similar home for less money right down the street”. 

 

 

  1. Even if you find a buyer at the higher price, you may likely risk either losing the sale or forcing a price reduction with a low appraisal. 

 

As a professional Realtor, I can tell you from experience, when a property sits on the market too long, buyers might feel they can make a lower offer.  Buyers want to know “what’s the price and how long has it been on the market? “

In the pricing process it’s critical to ask yourself, what’s the holding cost for this home, how quickly do we want to move and what’s the market value.

Does staging a home help sell it?

My answer:  If it’s staged correctly, then YES!  Your property will sell much quicker and usually for more money.

 

The first and most important part of staging is making sure your home is “decluttered”.  This means start packing.  You’re moving anyway, so let’s get a jump on the process.  It’s time to sort, sell, gift and pack away collectables, family photos, extra linens, etc.

 

When was the last time you painted?  Painting is one of the least expensive design tricks in the trade.  Use neutral colors throughout.  Paint doors and trim for a clean fresh look.  A clean house sells!

 

Re-arrange your existing furniture and try to reduce the furnishings in each room.  If you have one room you use as storage, clean it out and stage it as an office or work out room.  Maybe place an artist’s easel in the center with paints….. Possibly a yoga mat with some small weights. 

 

Invest in some new shower curtains, towels and small matching accessories (Ross, TJ Max or Marshall’s are great for these items). Clean off those counters and clean out the medicine cabinets.

What’s the financial risk and reward?

Have you heard those advertisements….. “learn how to flip homes and use someone else’s money” 

Of course this sounds fabulous!   Why use your money when someone else is willing to pay.    While this may sound tempting, Real Estate can be risky and there’s always that thought “what if the market changes”.   Choosing investment property requires calculating a feasible return on your investment.  I always advise my clients to have a  plan “B”.  If there’s a bubble or bust..... what’s the fair market rent on this property?

How much will this purchase cost?

It’s not just the purchase price you’ll need to consider.  Each property is different and by doing your homework and having clear goals, we can calculate a potential Return on Investment (ROI).  It’s not just the amount you’ll spend on the purchase.  What are the long term repairs, time spent on remodeling, costs to rent and manage the property.

To Renovate or not to Renovate

"Should we spend the money to renovate?"  It's a tricky question that I am frequently asked by my home sellers.  

 

As a seller, you want to sell your home for the best price possible.  You might know that your kitchen needs updating.  You realize that yellow flowered wallpaper must go and the orange shag carpeting from 1970 has seen better days.  So, do you spend the money to update some items or do you just price it accordingly? 

 

These are questions that sellers should ask themselves and, of course, consult a professional for some expert advise.  An experienced Realtor should guide you and present facts pertinent to your selling decisions.  It's important that you're shown comparable properties in the area that have sold within the last 6-9 months.  These properties should be homes that are superior and have had a tasteful remodel.  You'll also want to review homes that are in need of a renovation.  Armed with this information, you can obtain bids, then calculate the time and effort required to reach your ultimate goal. 

 

I've worked with numerous buyers and sellers that have renovated their real estate.  Sometimes it's worth the time and effort.  And, sometimes a minimal amount of updating, like fresh paint and new carpet, will make the difference with a shorter marketing time.
