Does the road you live on affect your property values?

The road you live on can definitley affect marketability when it comes time to market and sell your home.  Here are some road characteristics and what you might expect.  

 

High Traffic Roads:  The more traffic on your immediate home frontage, the larger the impact on it's marketability.  A busy road may deter buyers with high noise, inability to back out of a driveway or because of safety with children and pets.  If you do own a home on a main road, just know that it may affect the sales price and/or the time it takes to sell your home.  

 

Cul-de-sac:  Looking for the highest resale value with your real estate purchase?  Living on a cul-de-sac is the most desirable location!  This road is a dead end and has very little traffic.  Most cul-de-sacs are deep in a subdivision.  

 

Near a traffic light:  Even if your area does not experience high traffic, living close to a traffic light might be annoying.  The 24/7 light changes and idling cars may be a deterent in resale.  

 

Double Yellow Line:  Although it may not seem like there's a lot of traffic, a double yellow line in a strong indicator of high travel usage.  If you're interested in purchasing a home on a road with a double yellow line, I encourage you to visit this property at different times of the day and most expecially during rush hour.

 

Railroad:  If you are considering buying a home near a railroad track or crossing, you should definitley investigate the types, frequency and schedule of the trains.  The noise of the horns, bells, gates and traffic may be a hindrance.  Most especially, if it's a midnight freight train while you're trying to sleep.
