To Renovate or not to Renovate

"Should we spend the money to renovate?"  It's a tricky question that I am frequently asked by my home sellers.  

 

As a seller, you want to sell your home for the best price possible.  You might know that your kitchen needs updating.  You realize that yellow flowered wallpaper must go and the orange shag carpeting from 1970 has seen better days.  So, do you spend the money to update some items or do you just price it accordingly? 

 

These are questions that sellers should ask themselves and, of course, consult a professional for some expert advise.  An experienced Realtor should guide you and present facts pertinent to your selling decisions.  It's important that you're shown comparable properties in the area that have sold within the last 6-9 months.  These properties should be homes that are superior and have had a tasteful remodel.  You'll also want to review homes that are in need of a renovation.  Armed with this information, you can obtain bids, then calculate the time and effort required to reach your ultimate goal. 

 

I've worked with numerous buyers and sellers that have renovated their real estate.  Sometimes it's worth the time and effort.  And, sometimes a minimal amount of updating, like fresh paint and new carpet, will make the difference with a shorter marketing time.

 

Whether you're buying or selling, an experienced Realtor with a renovation background could be the key to greater value.
