What’s the financial risk and reward?

Have you heard those advertisements….. “learn how to flip homes and use someone else’s money” 

Of course this sounds fabulous!   Why use your money when someone else is willing to pay.    While this may sound tempting, Real Estate can be risky and there’s always that thought “what if the market changes”.   Choosing investment property requires calculating a feasible return on your investment.  I always advise my clients to have a  plan “B”.  If there’s a bubble or bust..... what’s the fair market rent on this property?

 

Do your Homework

Where do you want to purchase and why?  Do you have a child that will be attending college?   Is this an addition to your Real Estate portfolio?  Will you flip it?  Or, maybe you’re considering a second home?  Does the property require repairs or do you want Turn Key?

 

 

How much will this purchase cost?

It’s not just the purchase price you’ll need to consider.  Each property is different and by doing your homework and having clear goals, we can calculate a potential Return on Investment (ROI).  It’s not just the amount you’ll spend on the purchase.  What are the long term repairs, time spent on remodeling, costs to rent and manage the property.
