Does the road you live on affect your property values?

The road you live on can definitley affect marketability when it comes time to market and sell your home.  Here are some road characteristics and what you might expect.  

 

High Traffic Roads:  The more traffic on your immediate home frontage, the larger the impact on it's marketability.  A busy road may deter buyers with high noise, inability to back out of a driveway or because of safety with children and pets.  If you do own a home on a main road, just know that it may affect the sales price and/or the time it takes to sell your home.  

 

Cul-de-sac:  Looking for the highest resale value with your real estate purchase?  Living on a cul-de-sac is the most desirable location!  This road is a dead end and has very little traffic.  Most cul-de-sacs are deep in a subdivision.  

 

Near a traffic light:  Even if your area does not experience high traffic, living close to a traffic light might be annoying.  The 24/7 light changes and idling cars may be a deterent in resale.  

 

Double Yellow Line:  Although it may not seem like there's a lot of traffic, a double yellow line in a strong indicator of high travel usage.  If you're interested in purchasing a home on a road with a double yellow line, I encourage you to visit this property at different times of the day and most expecially during rush hour.

 

Railroad:  If you are considering buying a home near a railroad track or crossing, you should definitley investigate the types, frequency and schedule of the trains.  The noise of the horns, bells, gates and traffic may be a hindrance.  Most especially, if it's a midnight freight train while you're trying to sleep.

Stress Free Homes Are Trending

Realtor Magazine has an article about the next trends in housing.  Stress-free homes are a trending niche!  The article states that home buyers want natural light, water features and quiet places.  

Pets continue to be a major consideration for home buyers and homes with pet washing stations are in high demand.  There is also a growing trend in houses for a shipping vestibule.  This involves a door or cupboard that opens for delivery people.  Carriers can leave a package behind a door without entering the home.  You don't have to be home when the delivery is dropped off and locks can be used from a smartphone to avoid theft.

Inventory Shortgage

Finding sellers appears to be much more difficult than it used to be.  National Mortgage News says that only 11% of surveyed homeowners expressed any desire to sell.  Tight inventory means less days on the market.  

 

Why don't homeowners want to sell?  With  the newfound equity you would think they could buy a bigger, better home now.  Well, the bigger better homes have been getting more expensive as well.  Higher prices are not the only deterrent to selling.  Did you know that 50% of all homeowners have an interest rate of 3.75% or less?  As you can see, the average interest rate today is higher than 3.75%.

What's Trending for Decor and Design in 2018?

What's hot in 2018?  This year will be a fun and interesting year for home decor.  Patterns are in and in a big way.  Expect to see geometric patterns for walls, floors, tile and more. 

 

Add a throw rug will an interesting pattern.  Or, how about wall paper that's a peel and stick.  This wall paper is super easy and can even be purchased at Target.   Devine Color Prints, removable wall and surface covering that is easy to apply, reposition, and remove.

 

A minimalist feel is also popular.  Scandinavian, mid-century modern and retro.  Metal furniture with velvet upholstery. Florals are also making a comeback.  

 

Some great colors for 2018....  a new take on Harvest Gold, some Old/New Greens and Pantone's color of the year "Ultra Violet".

 

This year will be a entertaining year for color, style and function.  Let's celebrate with some small, or maybe not so small, projects to bring new life into our homes.
