A New Listing Coming Soon means that the Sellers have moved out of the home. Now most of the time it means that the home is left completely empty,cleaned & move in ready, but not always.
So we/Listing Agents have to guide the Sellers through preparing the home For Sale. This time period between a signed Listing Agreement and the Homes detailed information going live onto the Local Flagler County Board of Realtors Multiple Listing Services along with other national listing syndicated websites such as REALTOR.com, Trullia.com, etc is the COMING SOON!
Items have to be removed from the home. Great jobs for your locial junk removal guys. I like to choose ones that donate items to Habitat For Humanity and other local giving charities.
Then be sure to call in your favorite Cleaning Company for a Move Out Special. This is when they go in for a deep cleaning; Make those floors shine, baseboards to ceiling fans wiped, inside all cabinets & drawers, all appliances etc. Have the local Lawn Service come in a do a freshen up. Pull the weeds surrounding the home & pool areas, add fresh mulch.
We also need to have Full Blast Preassure Cleaning come in and remove the dark stains of years of mold & mildew from Driveway, Sidewalks, Pool Deck & Pool Enclosure. If needed do a soft wash on roofs to bring out the bightness.
Then we need to get the Photograper out to take the "fall in love with this home" photos of Interior & Exterior. Mark V with Daytona Interiors Photography does a fantastic job and even has the drone to get shots of the fresh water canal in the backyard.
Plus I like to show the Consumers/Buyers what is in the local area of the, Property for Sale 147 Birchwood Drive Palm Coast FL 32164. So I like to include updated/seasonal photos of the neighborggod parks & schools. Here is Indian Trails Sports Complex that includes soccer, ballfields, playground & more which is located right next to Indian Trails Middle School.
