W Alexander Love Highway The Property may be suitable for offices, a business or educational campus, light industry, a hospital/medical center, a hotel, retail, and housing, in particular, as an executive or equestrian estate, or a combination. The modern York Comprehensive High School, which serves all of western York County, is one-half mile away on SC 5. The Property is two miles from historic downtown York; 30 miles from Charlotte International Airport; 35 miles from downtown Charlotte, NC; 13 miles from both Rock Hill, SC and unincorporated Lake Wylie, SC; and 11 miles from the Kings Mountain state and national parks. Charlotte's major medical systems - Atrium and Novant - have major facilities 20-25 minutes away in Rock Hill, SC and Steele Creek, NC. The Caromont Regional Medical Center, based in Gastonia, NC, has proposed construction of a hospital in Lake Wylie. York County Natural Gas Company has installed a 2-inch natural gas line on the SC 5 right-of-way, crossing this parcel, and ending on Tax Parcel to the left. A City 16-inch waterline runs on the City of York side of SC 5, with a hydrant opposite this parcel. A City sewage line reaches the nearby York Comprehensive High School and Abrial Ridge, a housing development off Lincoln Road just across SC 5 from the High School. While Fishing Creek crosses the rear of the property left to right, there is no FEMA designated floor plain. A 150-foot-wide easement for a Duke Energy electric power line crosses the back side of the property. Subject to approval by Duke Energy, the land subject to the easement may be used for recreation, parking, gardening, a dog park, or otherwise as green space. Any fence crossing the easement must have a 16-foot gate with a Duke Energy lock and, if desired, an owner's lock. The City of York has an Incentive Program that provides for "reimbursements of up to 100% of the cost of installation of public infrastructure, "i.e.: water/sewer lines, street lighting." City Ordinance 17-590 authorizes an Economic Development Incentive Program that "encourages private investment and/or the creation/retention of jobs" within the "Gateway Corridor Overlay District." The Property, although on the County side of SC 5, is within the City's "Future Gateway Corridor." See the City of York Official Zoning Map, which shows where the Future Gateway Corridor reaches across SC 5 to include the Property. The Incentive Program applies to land "upon annexation."
