37 W Peenpack Trail Scenic two acre property for sale by owner: Versatile and peaceful, perfect for a a family with young children or a mother-daughter setup, situated on over 2 acres of land with lots of trees, deer, and hummingbirds that visit while you're out on the deck. The large mobile home is a solid fixer-upper (no leaks or damage) installed new in 1982: 980 sq ft with 2 bedroom, 1 full bathroom, 1 half bathroom, a huge living room and counter-style kitchen. It is solid overall but needs renovation to be livable as the floors/walls/ceilings/fixtures are all original and grimy. Overall it's got great bones and potential, it's just a surviving 1982 model needing renovation. Previous to purchase, a tree had damaged the original back deck and the back patio door. I rebuilt the deck a bit larger, 12 ft long and 10 feet wide and added a waterproofed awning. The single patio door was replaced with extra wide Andersen double-paned sliding glass patio doors, 80 inches total, slides easily despite their size. I currently use the mobile home as a hobby/project space and for storage (it stays dry in all of the rooms, even in heavy storms). The well water is connected to the pressure tank inside the mobile home, hidden behind a sliding door along with a fairly new, high capacity GE hot water tank. I installed an Amana washer and Roper electric dryer (it's got a small laundry room). It's got the original oil furnace with a newer tank and concrete slab, I never added heating oil or tested the furnace. I replaced the original well water pump (as seen in the photo) last April when the pressure got weak (I have the receipts). The septic tank is fine; I never noticed any smell or other issues. When the washing machine drains into the septic tank it only sounds about a third full, I add Green Pig septic tank packets as recommended (read the Amazon reviews, the stuff's incredible). Purchase includes at least half of the following materials I purchased for the mobile home: - flooring of various kinds, wood plank panels for floors or walls as well as carpet & padding -many types of tiles, including a LOT of approx 3ft x 2ft light gray slate tiles, very heavy - 4 x 8 sheets of wallboard, paneling and sheetrock - 4 x 8 sheets of plywood, both pressed and pine - 800 sq feet of ceiling tiles The park model in the backyard with the forest view and the peaked wooden roof is a 40 foot 1999 Fleetwood Prowler park model, included with purchase. I have all the paperwork as well as the title. Park models are wider, taller and heavier for maximum space and comfort; tall ceilings, large 14 foot living room slideout and one in the bedroom with a king size bed. Before I added the wood roof, I used adhesive waterproof roofing felt underneath (recommended by RV types). Roof is perfect and living room stays dry. The woman I bought the Prowler from put in an upgraded, larger water heater which provides longer, relaxing hot showers. The 34 foot 2004 Keystone Montana fifth wheel in the photo is occupied, but if buyer needs it as well we can discuss it.
