Have you been thinking about buying a New Construction home but don't know where to start? Allow me to help you by answering a few questions you may have.

 

Why buy New Construction?

Sure, you’re the first to own the place and who doesn’t want that new house smell? Homebuyers like new construction because of the choices you have and the ability to create a one of a kind masterpiece to your style. A lot of builders today give buyers the chance to come to a design center and make feature selections. Here at Realty Executives Middle TN, we have a builder's Selection Center in our office. We make the personalization process as easy as possible for our buyers by having several choices to choose from. Picking out the color of brick to the style of flooring, here at our office we have everything you need to create the home of your dreams.

 

What is it like working with a builder?

Every builder is different but in my experience, the builder has real estate agents in helping to keep the buyer informed every step of the way. As your agent during the build process, we begin with a pre-construction meeting with the builder to ensure everyone is on the same page. We'll discuss floor plans, pricing, locations, lots and any other pertinent information. Once everything has been agreed upon, the building process begins.

 

Does building take a long time?

It can, depending on how customized you want it and who you work with, but usually takes four - six months depending on weather. Some builders even keep an inventory of move-in ready homes in case a buyer can’t wait or needs a temporary place to stay during the building process.

 

What should someone do to prepare for buying new construction?

Figure out what you can afford by talking to a loan officer before talking floor plans and selections. It’s always a good idea to find out what your buying power is before talking to a builder. People sometimes come in who have no idea what their credit is or what they can do financially. We can help buyers connect with a lender to discover what that is before starting the process. When you speak with a mortgage lender expert, you'll be able to determine exactly what you can and want to spend on a new house.

 

Home loan financing 

There is a difference in the mortgage industry between a construction loan and financing a new construction home. Sometimes you need financing to pay for both the construction and then the mortgage on the new home, sometimes you only need to finance the mortgage after the home is built. Your Realtor and your loan officer can help you know what’s needed. Here in Clarksville, it is more common for the builder to take on the construction loan while you, the buyer, only do the mortgage once building in complete. 

 

Strong word of caution

Talk to your mortage lender before doing anything with your money during the building process! Let your lender give you the do's and the dont's when it comes to any big purchases. I see it all the time where six months down the road the borrower may be late on a credit card or didn’t save as much as they needed to, or they buy another car right before closing and now don't qualify for the loan.
