The process of selling a house is a mystery to many.  For some, it has been years since they have bought and/or sold a home.  Others have never gone through the process.  Kathy explains all the processes and paperwork involved with the listing, suggest pre-market preparations, negotiations, escrow process, and closing.  She guides her clients through each step and has a bit of fun along the way. 

 

With 30 years of experience in residential real estate, she provides her clients with customized real estate services backed by a team of trusted professionals to assist with the many aspects of resizing and relocating.  Kathy's goal is to make the transition as smooth and stress-free as possible. A good real estate agent can be an asset for a home seller, providing expertise and guidance throughout the selling process. Here are some of the things Kathy will do for her home seller client:

 

  •  Advising on repairs and updates: A good agent will advise their clients on any repairs or updates that should be made before listing the home and recommend the approprate tradesmen. This might include cosmetic fixes like fresh paint or landscaping or more extensive updates like roof repairs or HVAC replacements.

  • Staging the home: Staging a home can help buyers envision themselves living in the space and can make the home more attractive to potential buyers. As a certified Home Staging Professional, Kathy will offer tips on decluttering, rearranging furniture, and adding decor to make the home look its best.

  • Provide a competitive market analysis: She will research and analyze the local housing market to help the seller set a competitive price for their home. This will involve looking at recent sales of similar properties in the area, as well as current listings and market trends.

  • Develop a marketing strategy: Develop a comprehensive marketing plan to reach potential buyers. This may include professional photography, virtual tours, social media postings, online listings, open houses, targeted advertising via direct mail and/or door-knocking, email blast to other agents. 

  • Handle negotiations: Kathy is an experienced negotiator.  Always working in the best interest of her clients, she will represent the seller and work to secure the best possible price and terms. 

  • Provide guidance and support: Selling a home can be a complex and emotional process. Using her 30 years in real estate, Kathy will provide guidance and support throughout. This includes explaining the process and documents, answering questions, providing resources and referrals, and offering reassurance and encouragement.  

  • Close the deal: Guide the seller through the closing process, ensuring that all necessary paperwork is completed, inspections are schedulded, and that the transaction is finalized smoothly and efficiently. Kathy will also be available to address any post-closing issues that may arise.

BUYERS

 

 

Kathy understands that the home-buying process can be overwhelming and will work hard to make the experience as smooth and stress-free as possible for their client. Some things she will do when working with a buyer:

  • Listen and understand the client's needs: A good agent will take the time to listen to their client's needs, wants, and budget. She will ask questions to help them understand her client's lifestyle, preferences, and goals to help them find the right home.  Kathy can recommend top-notch loan officers.

  • Identify suitable properties: Based on the client's needs, Kathy will conduct a search of available properties and provide a list of options that fit the client's criteria. She will also preview properties to ensure they are worth the client's time to see in person.

  • Arrange and attend property viewings: schedule property viewings and accompany her client to each one. Kathy will provide valuable insights into the property, neighborhood, and local market conditions.

  • Negotiate on behalf of the client: Once a suitable property is identified, Kathy will explain the purchase agreement and review the disclosure carefully with her clients. She will use their knowledge of the local market to negotiate the best possible price and terms on behalf of the client.

  • Manage the transaction: Kathy will manage the transaction from start to finish, ensuring that all deadlines are met, paperwork is completed accurately, and any issues are resolved quickly and efficiently. They will also provide ongoing support to their client after the sale is completed.
