THE FACTS AND STATS ON THE TUCSON REAL ESTATE MARKET

In the blink of an eye July passed and we are in hot and sticky August. With record breaking rainfall combined with the heat and humidity you’d think we live in the Amazon! But here we are in this HOT Tucson market!

 The second half of 2020 and first half of 2021 saw an explosive appreciation in housing prices (median home price in Metro Tucson in the past 12 months has gone up a whopping 30%.) This was the result of low supply and high demand for whatever inventory was available. Would-be sellers took their homes off the market delaying their planned move for fear of COVID. Additionally, to stimulate the economy interest rates dropped to their lowest ever recorded. Add to that a moratorium on evictions and foreclosures (which have been extended) and you have a perfect storm. I don’t think anyone expected this level of surge.

In Tucson it’s not uncommon to see California license plates with buyers that are “bargain” shopping. To them Arizona is a steal as compared to their hometowns. However, some clouds are beginning to pop on the horizon. I communicate daily with agents in other parts of the country who are seeing properties begin to sit slightly longer on the market as inventory of homes is slowly increasing. This is also beginning to show in Tucson, although not enough to really make a dent.

The most recent stats which came out in August for the month of July 2021 show that the median house price in Metro Tucson was reported at $330,000, a drop of 3.5% from $342,000 which was reported in June. It was the first month in which the median home price went down since December 2018. The average home price in July was reported at $407,621, down from $426,338 for June, but still 23.9% higher than in July 2020.

 Inventory of homes also went up in July to 1,109 units, up 19% from 901 units in June. Although more homes are coming on the market they are coming at a slow pace and are sold at a brisk pace. A balanced market is a market in which there is usually 6 months of inventory. Right now, for Tucson, the inventory is less than one month. Average days on market to sell a property remains at 12 days.

 The moratorium on evictions was extended for Pima County in early August for another sixty days. This puts a lot of pressure on mom-and-pop landlords; some have gone for months without compensation from a tenant who has defaulted. The moratorium on evictions for foreclosures was extended by Federal Housing Administration through September 30, 2021. 

Bottom line…the Tucson market conditions are still robust and strongly seller favored. The relative low prices are still attractive to out of state buyers. Beginning signs of inventory increases and slight drop in median price are still not enough to put a dent in buyers’ behavior and buyers are likely to continue experiencing limited inventory through the end of 2021. Although prices may level off and not appreciate at the rates we have experienced, there is still strong buyer demand. The question continues to be affordability. A rise in interest rates will be the cause for price increases to cool off but there is little political will to do that and the Federal Reserve can hurt the economy if they push rates too soon.

Southern Arizona Living "Sticks" With You!!!

Southern Arizona Living from a gal who has lived here since 1979!!

 

 

I have lived here since I was 2 years old after my dad moved us from Washington, D.C. so he could get his PhD at the University of Arizona.  I remember my mom telling us that she told my dad, "You are moving us to the wild wild west?" Well, here we all still are over 40 years later and boy oh boy has this place changed!  Tucson is a "big city" now and yet it seems like everyone still knows everyone (Or as we locals like to say, "A one horse town"). Sure it's hot in the summer, but almost every place has air conditioning.  I actually grew up with an evaporative cooler, which worked pretty well in our dry climate; but most people have good old fashinoned air conditioning these days. 

Southern Arizona is more than just a "hot summer".  Quite possibly, it might be one of the most beautiful and unique places in the US! You want stunning mountain ranges in every direction you look?  It's here.  You want jaw dropping sunsets almost every single evening? Yep, we got that!  How about unique cacti, vegetation and wildlife?  Can you say saguaro? (well actually that one is hard to say-you pronounce it "suh·waa·row") How about hiking, biking and walking trails? Well, that is actually a particular thing Southern AZ is known for.  And golf?  I mean, my husband Amos could tell you everything you need to know about every course in Southern AZ. Plus how about a round of golf for less than $12?  Summer rates are crazy awesome deals!!  Oh yes, and the cherry on top...our winter season!  I mean, we Tucsonans wear flip flops year round and no one owns a parka (did I even spell that correctly?)

Tucson Real Estate: How to narrow down your search!

Tucson Multiple Listing Service Status Definitions

I am sure you have all heard, "Tucson is a hot seller's market!" Well, this is definitely true. The amount of listings available is at historic lows (meaning low inventory) and buyers are desperate to find a house. Once they find a house, they often have to compete with other buyers or find that they missed the boat and the home is already under contract. So many times the status of a property is overlooked and people spend tons of time looking at homes that are under contract not knowing the home is pending sale.

 

This is not only frustrating, it is time consuming! I always say, "work smarter, not harder" and one way you can do that is to check the Tucson MLS to see if the homes you like are even available anymore. Often sites like, Zillow, do not display if a home is under contract or pending a closed deal. Your best bet is to search directly on the Tucson Multiple Listing Service (MLS). The MLS has accurate updates on the status of each listing. When searching for homes in the Tucson Multiple Listing Service (MLS) it is important to look at the status of the property and know the status definitions.

 

When searching for homes make sure you look at the “status” of a property to make sure it is “Active.” Anything other than “Active” means there is an offer on the property.  However, just because there is an offer does not mean the seller will not consider other offers. So knowing the Tucson Association Of Realtors Multiple Listing Service Status Definitions is important.

 

  • Active – No offers have been accepted.
  • Active CAPA – “Can Accept Purchase Agreement”: Listing is under mutually accepted contract, and is to remain active. Seller has reserved the right to accept replacement offers as defined in the Purchase Contract. Days on Market will cease to accrue.
  • Active Contingent – Listing is under mutually accepted contract, which contains one or more contingencies. Call agent for permission to show. Days on Market will cease to accrue.
  • Pending – Listing is under mutually accepted contract, but has not yet closed escrow. Call Agent for permission to show. Days on Market stop accruing.
  • Closed or Rented – Property has been Sold or Rented.

Valentine’s Day is quickly approacing! Even if your family is spending most of your days at home,

there are still plenty of fun activities you can do to show your love for each other.

Check out these five cute Valentine’s Day activities that are fun for the entire family!

  1. Homemade Valentine’s Day Cards — A classic tradition for many, crafting homemade Valentine’s Day cards is a fun way to raid your craft box (or closet) and get creative. Have your kids make a list of people they’d like to send these to — aunts, cousins, best friends, grandparents, etc. Spend a day dreaming up different designs and get to crafting! Be sure to mail or drop off the cards to the recipients shortly after.
  1. Host a Zoom Family-Friendly Brunch — Ever heard of “Galentine’s Day”? Coined by TV’s favorite city councilwoman Leslie Knope on the show Parks and Rec, this holiday is when a group of gal pals get together the day before Valentine’s Day to eat breakfast food and celebrate friendships.
