You can build what you want, when you, want if you want. There is a maintenance fee of $219 for 2024 that takes care of the roads and equipment. It changes every year for the cost of living by just a small amount. Terlingua Ranch offers cabins, RV & Tent Camping, a Cafe, a swimming pool, a bathhouse & even an airstrip for the fly-in guest. It is located 16 miles to the east of Highway 118 South on a paved county road except for the last 3 miles. There is no fuel at the ranch. Brewster County is a "Dark Sky Community with restrictions on lighting. This area is great for photographers, astronomers, professionals, and amateurs.
