Realty Executives of Sudbury Ltd.
Gary Doyle is a REALTOR® with REALTY EXECUTIVES OF SUDBURY LTD., serving buyers, sellers and investors throughout Greater Sudbury and surrounding areas. I work with residential, multi-family, commercial and recreational properties, with a particular focus on residential and multi-family investment real estate.
I began my real estate career in 2013. Before entering real estate, I spent approximately 30 years as a business owner and manager. That background shapes how I approach customer service, negotiations and the financial side of a property purchase or sale.
I serve Greater Sudbury and surrounding communities, including the South End, New Sudbury, Minnow Lake, West End, Gatchell, Hospital Area, Copper Cliff, Garson, Hanmer, Val Caron, Chelmsford and Azilda. I also work with recreational properties in surrounding areas, including French River.
Yes. I work with first-time buyers, experienced homeowners, sellers and people relocating to Greater Sudbury. We look at your budget, timing and priorities, then review the property and market information so you can make an informed decision.
Yes. I work with individual investors, out-of-town buyers and corporate investors. My approach includes reviewing rental income, operating expenses, leases, zoning bylaws, building conditions and financing assumptions. We separate documented information from projections before deciding whether a property fits your goals.
Yes. Multi-family properties are an important part of my business, including duplexes, triplexes, fourplexes and larger rental buildings. I assess income, expenses, location, condition and tenancy information alongside relevant sales to help buyers and sellers understand value.
Yes. I work with commercial and mixed-use properties, including buildings with both residential and commercial space. We review the intended use, zoning, leases, operating costs and building condition, and identify where legal, financing or specialist advice is needed.
Yes. We start with your budget, financing, income goals and willingness to manage the property. I will help you compare opportunities and review the available financial and property records. The goal is to understand both the potential return and the responsibilities that come with ownership.
Look beyond the advertised rent. Review leases, payment history, expenses, utility responsibilities, building condition and upcoming repairs. Confirm the property’s permitted use and unit status through the appropriate municipal records and professionals. We should identify missing information before relying on the income figures.
Each neighbourhood has benefits and potential challenges. We look at access to employment, transit, schools and services, along with surrounding property conditions, zoning, traffic and parking. We also compare rental demand, achievable rents and resale potential to understand how the location could affect your investment.
Net operating income is a property’s income after vacancy allowances and operating expenses, before mortgage payments and income tax. When reviewing a listing, ask which expenses are included and whether the figures are documented. Major capital repairs should also be considered separately when assessing the investment.
A capitalization rate, or cap rate, is annual net operating income divided by the property’s price or value, expressed as a percentage. It helps compare income-producing properties before financing. A higher cap rate deserves a closer look at the income assumptions, building condition and risks.
I consider income, operating expenses, rents, leases, location, building condition and relevant sales. I also compare the property’s income return with other investment options. Where records are incomplete, I identify the assumptions rather than present an estimated value as more certain than it is.
Start with recent sales of comparable homes, then account for location, size, condition, layout and updates. Current competing listings also help shape a pricing strategy. I review this information with you and explain a likely selling range, including factors that could strengthen or weaken buyer interest.
Yes. I work with buyers who cannot attend every showing in person. Video walkthroughs, detailed property information and communication with local inspectors, lawyers and property managers can support the process. We identify what still needs independent verification before you make a decision.
Check legal access, road maintenance, seasonal or year-round suitability, water supply, septic condition and shoreline characteristics. Review the permitted use and any restrictions affecting your plans. A cottage’s ongoing maintenance and service costs deserve the same attention as its location and waterfront view.
Gather leases, a current rent roll, property taxes, insurance costs, utility bills, rental contracts and permitted zoning uses. Include available permits, inspection reports and details of any unresolved tenancy issues. Clear records help buyers evaluate the property and reduce uncertainty during negotiations.
You can expect straightforward advice, clear communication and a review of both the strengths and concerns. I will tell you the good, the bad and the ugly so we can make informed decisions together. My approach is to prepare carefully and reduce surprises throughout the process
