Realty Executives Key West Owner/Broker ChelleBe Blades started her Florida Keys real estate career with what became a legend: the purchase and sale of the 12-acre Patch Estate on the beach at Sugarloaf Key. It was a $6.5 million investment in December 2004 that became a $12.5 million sales project over two years.

The walled and gated estate enclosed six separately deeded properties, which gave ChelleBe and her partners an opportunity to sell four of the six for $8 million within six months and a vacant lot later for $2 million. ChelleBe kept the remaining property as her home until it was sold in 2010 for $2.5 million. That was the beginning of ChelleBe's love affair with pulling together real estate deals that work best for her clients. Whether it's a $6.5 million investment or a $300,000 forever home in Key West, ChelleBe thrives on the challenge.

The Patch Estate on Sugarloaf Key

The secluded, 12-acre Patch Estate is known locally as the site and neighborhood where the movies "True Lies" and "Miami Vice" were filmed. In 2004, Chellebe Blades and her partners purchased the property for $6.5 million. They sold off the six, separately deeded properties for $12.5 million. That included the sale of a three-home complex that became a private vacation home rental retreat. "We saw this as a great investment opportunity," says Chellebe. "The sum of the parts was clearly worth more than the whole."

Real Estate Restyle, one of ChelleBe Blades' companies, bought and remodeled the Old Mortuary at the cormer of White and Olivia streets in Key West. The building was in foreclosure at the time and the purchase and remodel was completed in exactly one year. The three residential units and one commerical unit were remodeled and sold within a year and a half.

The Beachside Marriott Hotel Condos: For buyers interested in combining personal Key West vacation time with a steady revenue stream, hotel condos are among the island's best investment opportunities -- and they are among ChelleBe Blades' top specialities. Of the seven Beachside hotel condos sold recently, ChelleBe sold five. Two of those were these beautiful units. One is a beachfront, one bedroom, 1.5 bath with owner amenities such as a personal Suburban shuttle to Old Town with driver and 25% discounts on restaurants and bars. The second is a poolside condo with a very large bedroom and 1.5 bath. The condo has a full kitchen and dining room plus another one bedroom studio unit as a lock-off.  Rental management with over 90% occupancy and first class amenities make these hotel condos the perfect income producers that provide an excellent owner get-away.

The Meadows is Key West's perfect neighborhood. A blend of historic, traditional Conch architecture and perfectly integrated newer construction, the Meadows is a residential neighborhood that is home primarily to long-time, permanent residents. This one-bedroom, one bath condo with a beautiful pool and private rear deck was the perfect choice for our young buyers ready for their first home. And, this project is a good example of the ways ChelleBe works for her clients. Younger friends had savings for a down payment and a very strict budget on what they could pay monthly and down. Condos had the best prices and more reasonable insurance, but condos usually take a higher percentage of down payment, and every time, we could not make it fit their budget. Until we found this Fanny Mae foreclosure, which had a sweetheart finance deal requiring as little as 5 percent down. This one program was the only way that could happen and it did.

The buyers fell in love with this most unusual estate-size property with its 17,000-square-foot lot, elegant home and separate apartment. The home was enjoyed by generations of Key West Conchs and the gardens are truly a botanical masterpiece. Two bedrooms, three baths and an office are found in the spacious main house. Accessed by an interior staircase, there is a complete two-bedroom apartment with living room, baths, kitchen and den/office. Brick paver patios and walks connect the gardens with the large pool, sunning deck, and orchid house, all surrounded by specimen trees and native plants.

A great family found their new home on Bay Point, with the perfect neighbors and best friends built in. The buyer had found more than 85 homes she was interested in. But when ChelleBe saw  this house come back on the market after being under contract, she emailed her client: "I have a feeling about this one." Her client was on a plane in five days. They looked at this one and three others, made the offer and were under contract just six hours before other potential buyers arrived. That's how ChelleBe works for her clients. This is a canal-front, two bedroom home in the family neighborhood of Bay Point, just minutes to Key West and the Sugarloaf schools.
