The rent comes in each month, but after covering the mortgage, taxes, insurance and repairs, little or nothing is left. You have two paths forward — improve the property’s performance or sell and reinvest elsewhere. You can explore both options and make the choice that works best for your portfolio.

Why Your Rental Property Isn’t Making Money

The rental market has been challenging for property owners. Rent growth remained near zero from mid-2023 through 2025, and vacancy rates were 5.2% by the end of 2025. For professionally managed apartments, asking rents decreased 0.6% year over year in the fourth quarter, but Chris Herbert, managing director of Harvard’s Joint Center for Housing Studies, cautions that “headline numbers showing flat or falling rents can be misleading.”

According to the real estate investing community BiggerPockets, about 7.6% of active single-family rental listings nationwide came from accidental listings as of Aug. 31, 2026, based on Parcl Labs data. About 4.8% were also listed for sale. Those numbers don’t necessarily signal a crisis. As BiggerPockets points out, “Multiple listings do not mean a market is in deep distress.” Still, many owners are weighing the same decision right now.

What to Try First

Selling is a big move, so it’s worth testing a few fixes to see whether the property can turn around.

Build a Repair Reserve

Unexpected repairs are one of the quickest ways to wipe out cash flow. Setting aside a portion of your rental income each month in a separate reserve helps you cover large expenses without dipping into your personal savings. As landlord software company RentRedi explains, “Cash reserves prevent repairs from disrupting positive cash flow.” That cushion protects your bottom line when the water heater fails or the roof needs work.

These additional steps can help stretch your budget further:

Negotiate with vendors: Some cleaners, landscapers, pest control professionals and snow removal companies have price flexibility.

Review comparable rentals regularly: Checking similar rental listings every six to 12 months helps you keep rent in line with the market, as local rules allow.

Keep organized records: Maintaining detailed records makes it easier to claim every legitimate tax deduction.

Consider Professional Management

According to residential property management experts at Harrisburg Property Management Group, a rental property that isn’t making money can benefit from professional management. As they put it, “An empty rental property costs you money each day.” A property manager can help protect rental income by setting competitive rent, marketing vacancies and screening applicants carefully.

They also warn, “Unreliable renters can also lead to costly evictions.” Beyond filling the unit, professional management can also help control expenses by providing access to vetted contractors and conducting regular inspections that catch small issues before they become costly repairs.

When It Makes Sense to Sell

If those adjustments don’t close the gap, certain market and financial signals suggest it may be time to sell.

Your Local Market Favors Sellers

Real estate is highly local, so the conditions in your neighborhood matter more than national headlines. When few homes are for sale and buyers are eager, properties tend to sell quickly and sometimes attract competing offers.

Personal finance company NerdWallet describes a seller’s market, saying, “Buyers have fewer choices. Prices and competition heat up.” That gives you more leverage to negotiate a strong price. You can gauge your market by watching how fast comparable homes sell, whether they get multiple offers and how often sellers cut their prices.

Your Costs Are Outpacing Your Rent

Landlords have felt the rising cost of operating apartments since the pandemic, while rent growth has stayed near zero. About 488,000 new multifamily units still entered the market in 2025, despite a 20% drop. More supply means more competition for tenants. When taxes, insurance and maintenance rise faster than you can raise rent, your net income shrinks each year. Holding isn’t automatically the safer choice.

You Have a Reinvestment Plan

For U.S. property owners, selling one rental and buying another may raise questions about a 1031 like-kind exchange. According to the Internal Revenue Service, “Real properties generally are of like-kind, regardless of whether they’re improved or unimproved.” The rules are strict, so speak with a professional before assuming this option fits your situation.

If you own property in Canada, the tax rules are different. Selling a rental property for more than its cost may create a capital gain, and if you claimed capital cost allowance (CCA), you may also need to account for recaptured CCA. A Canadian tax professional can help you understand the tax impact before you list or reinvest.

When choosing a new market, look for areas where rents rise regularly, neighborhoods with visible renovation and revitalization, and places with few nearby competing rental options. These factors can help a property lease faster.

Keep Your Portfolio Working for You

When a rental property underperforms, you can improve it first and sell if the numbers still don’t work. Check your cash flow, costs and equity at least once a year instead of holding by default. Regular reviews help you spot problems early and make adjustments before small issues become major losses. Your portfolio should support your financial goals, not drain them.

If your rental property isn’t making money anymore, you’re facing a decision many landlords know well.
