Brexit, or Britain\u2019s Exit from the EU, triggered uncertainty about future economic relations with the UK and EU, and sent shockwaves throughout the world.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Shortly after the results were revealed, David Cameron announced his intention to resign as Prime Minister, the British Pound dropped to<\/span> <span style=\"font-weight: 400;\">its\u00a0<\/span><a href=\"http:\/\/www.bbc.com\/news\/business-36611512\" target=\"_blank\"><span style=\"font-weight: 400;\">lowest level in 31 years<\/span><\/a><span style=\"font-weight: 400;\">, and UK stocks fell drastically as well.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Noting the importance of the UK to the global economy, the\u00a0<\/span><a href=\"https:\/\/www.theguardian.com\/business\/2016\/jul\/19\/imf-cuts-uk-growth-forecasts-following-brexit-vote\" target=\"_blank\"><span style=\"font-weight: 400;\">IMF has cut its forecasts for global growth<\/span><\/a><span style=\"font-weight: 400;\"> and financial experts worldwide are predicting what effect the EU referendum will have on their own regional economies.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But how will Brexit affect the real estate markets in Canada and America?<\/span><\/p>\n<p><!--more--><\/p>\n<p><b>Mortgage rates will drop<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Mortgage rates fell following the Brexit vote, and according to\u00a0<\/span><a href=\"http:\/\/www.realtor.com\/news\/trends\/brexit-benefits-us-home-buyers-low-mortgage-rates\/\" target=\"_blank\"><span style=\"font-weight: 400;\">Jonathan Smoke<\/span><\/a><span style=\"font-weight: 400;\">, the chief economist at Realtor.com, mortgage rates haven\u2019t been this low since 2012.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cLower rates produce lower monthly payments and greater buying power \u2014 those who are well qualified can afford a home that\u2019s 8 percent more expensive than at the beginning of the year. That\u2019s more than enough to offset the rise in prices during that time,\u201d he says.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Buyers who can lock in financing at these historically low rates will end up <a href=\"http:\/\/realestate.usnews.com\/real-estate\/articles\/could-brexit-actually-be-a-positive-for-us-real-estate\/\" target=\"_blank\"><span style=\"font-weight: 400;\">spending less money in the long-term<\/span><\/a><span style=\"font-weight: 400;\">,<\/span> and financiers have already reported seeing an\u00a0<\/span><a href=\"http:\/\/www.housingwire.com\/articles\/37483-zillow-refinances-skyrocket-in-wake-of-brexit?eid=335066499&amp;bid=1456282\" target=\"_blank\"><span style=\"font-weight: 400;\">increase in refinancing applications<\/span><\/a><span style=\"font-weight: 400;\"> post-Brexit.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, Smoke adds that the low rates come with tougher credit restrictions, so buyers who don\u2019t need financing, have excellent credit or can afford to put 20% down will have a distinct advantage, as will individual investors because they typically have more capital available than other buyers.<\/span><\/p>\n<p><b>Interest rates will remain low<\/b><\/p>\n<p><span style=\"font-weight: 400;\">In Canada,\u00a0<\/span><a href=\"http:\/\/www.bmonesbittburns.com\/economics\/focus\/20160617\/feature.pdf\" target=\"_blank\"><span style=\"font-weight: 400;\">BMO analysts<\/span><\/a><span style=\"font-weight: 400;\"> believe that Brexit will result in pressure to keep interest rates low.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Following a \u201cleave\u201d vote economists Douglas Porter and Robert Kavcic predict that The Bank of Canada \u201cwill remain on ice even longer and Canadian rates will again probe all-time lows, keeping mortgage rates at an extremely low ebb and thus further fanning the flames in the domestic housing market.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Prolonged low interest rates may push housing prices out of reach for younger homebuyers, particularly those in Toronto and Vancouver where real estate prices are said to be outpacing local economic fundamentals like income growth and job creation.<\/span><\/p>\n<p><b>Property values will rise<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Home prices across Canada are expected to rise an average of 12.4% from 2015 according to a\u00a0<\/span><a href=\"http:\/\/www.bloomberg.com\/news\/articles\/2016-07-13\/brexit-to-fuel-canada-home-prices-in-highest-forecast-since-2000\" target=\"_blank\"><span style=\"font-weight: 400;\">Bloomberg report<\/span><\/a><span style=\"font-weight: 400;\">. Forecasts indicate that Vancouver properties will increase by 27% and Toronto houses with increase by 14.9%, making an average home purchase C$1.2 million and C$718,000 respectively.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Rising property values may seem like good news to homeowners, but\u00a0<\/span><a href=\"http:\/\/www.cbc.ca\/news\/business\/brexit-canada-money-1.3652017\" target=\"_blank\"><span style=\"font-weight: 400;\">Porter<\/span><\/a><span style=\"font-weight: 400;\"> warns that it could hurt the housing market in the long run because the increase is a symptom of a struggling global economy.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Stateside, home values are also expected to increase due to lower mortgage rates and an influx of foreign capital. Experts are concerned about what this will do to housing markets in hot investment cities like New York, San Francisco and Houston.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cForeign investment can create a housing bubble in certain areas, making it difficult or practically impossible for Americans to buy a home in their own country,\u201d says\u00a0<\/span><a href=\"https:\/\/www.besmartee.com\/blog\/the-surge-in-foreign-real-estate-investment-in-the-united-states\" target=\"_blank\"><span style=\"font-weight: 400;\">Laura Agadoni<\/span><\/a><span style=\"font-weight: 400;\">, a real estate blogger and long-time landlord.<\/span><\/p>\n<p><a href=\"https:\/\/www.thestreet.com\/story\/13621420\/1\/u-s-real-estate-market-could-benefit-from-brexit-vote.html\" target=\"_blank\"><span style=\"font-weight: 400;\">Rent increases<\/span><\/a><span style=\"font-weight: 400;\"> are also expected in these areas as a result of an increased number of foreign investors buying up properties and turning them into rentals.<\/span><\/p>\n<p><b>What to expect next<\/b><\/p>\n<p><span style=\"font-weight: 400;\">The UK has to formally notify the European Council of its decision to leave the EU, after which a negotiation for its withdrawal will begin. This process, outlined in an agreement called\u00a0<\/span><a href=\"http:\/\/www.lisbon-treaty.org\/wcm\/the-lisbon-treaty\/treaty-on-European-union-and-comments\/title-6-final-provisions\/137-article-50.html\" target=\"_blank\"><span style=\"font-weight: 400;\">Article 50<\/span><\/a><span style=\"font-weight: 400;\">, could take up to two years.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">According to\u00a0<\/span><a href=\"http:\/\/www.theguardian.com\/politics\/2016\/jul\/19\/government-awaits-first-legal-opposition-to-brexit-in-high-court\" target=\"_blank\"><span style=\"font-weight: 400;\">Jason Coppel QC<\/span><\/a><span style=\"font-weight: 400;\">, legal counsel for the UK government, the administration does not plan to initiate their departure from the EU this year, but there is speculation that the process will begin early next year.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Experts are saying that it could take the UK up to\u00a0<\/span><a href=\"http:\/\/www.cnbc.com\/2016\/06\/24\/why-brexit-could-take-10-years-and-what-investors-should-do.html\" target=\"_blank\"><span style=\"font-weight: 400;\">10 years to fully extract itself from the EU<\/span><\/a><span style=\"font-weight: 400;\">, with uncertainty and volatility being the only certainties during this time.
