Tim Theiss’ extensive experience in top management positions of companies including Ticketmaster, Cox Communications and Cable Communications Network since 1981 is the business foundation that he employs for each of his real estate business undertakings. Tim’s 27+ years in operations capitalization and expense management, successful management of multimillion-dollar budgets, Pro Forma analysis, customer service satisfaction and contract compliance assurance brings a high level of professionalism to his Brokerage and its clientele.
Began Real Estate in The Woodlands, Texas specializing in high-end custom homes. Moved to Phoenix in August of 2000 and due to customer demand Tim changed over to multi-family investment evaluation and acquisition. Tim's pre-due-diligence is highly sought after by out-of-state investors. Each property presented by Tim is analyzed financially and physically, and only those buildings that pass his strict criteria are passed on to his growing list of investor professionals.
In 2003 Tim Theiss and partners formed a property management company that specialized in Class-C multi-family properties owned by out-of-state investors. Due the success of Tim’s management quality and style the company quickly took on 38 buildings in Maricopa & Pinal counties with total occupancy of over 350 tenants. The management company was sold in 2005 so Tim and partners could focus solely on investment analysis and the transaction real estate business.
In January 2006, Tim Theiss was named CEO of Keller Williams High Desert Realty – Paradise Valley where his business knowledge is leading the company to higher profits. In this leadership role, Tim brings the skills of investment analysis, negotiation of terms & conditions, marketing message consistency, contract compliance and systematic client care and passes on these lessons to his agent partners.
In 2008, Tim left Keller Williams to revive his management company to address the vacancies created by Arizona’s new Sanctions Law that makes it illegal to hire illegal immigrants. PME (Property Management Experts LLC) was formed in March 2008 and reached occupancy of over 750 units in Maricopa County in Q1 2011.
PME has quickly positioned itself as a non-traditional, out-of-the-box management company that utilizes an apartment optimization business model. Through a unique, exclusive business arrangement with a non-profit social service provider, PME is able to conquer vacancies better than any other traditional management model by helping people who can no longer meet stringent tenant selection criteria.
In October 2011, Tim sold PME to the non-profit and created a new Brokerage called Realvest Solutions LLC (RVS) and investor group known as Realty Income Streams (RIS) to take advantage of the changed real estate landscape. RVS and RIS assisted numerous investors in rebuilding their wealth through real estate. We successfully purchased distressed properties and remodeled them for rental or resale. Our investors enjoyed ROIs of over 30% between 2011 – 2014.
