Robert Abbott - Biography

Rob Abbott has been a Realtor managing properties for 13 years, and formed Abbott Property Management in August, 2005. He started out managing homes he and his wife Carolyn (also a Realtor) purchased as investments, and they currently own 12. Rob began managing properties for investors and owners by referral only. He also works closely with his wife as a Team for Realty Executives of Austin, handling all online, advertising, and creative elements of the buying and selling side of his Real Estate Team.

As investors began flocking to Austin starting in 2005 Abbott Property Management grew from word of mouth and referral to nearly 50 properties. Rob formed RAPM, Inc. in 2007, doing business as Abbott Property Management and serving Austin, Cedar Park, Round Rock, Georgetown, Leander, and even Kyle.

As part of his services, Rob seeks the most qualified applicants with a thorough qualification process that includes background checks, criminal histories, rental and income verification and in-depth credit reviews. He is certified to run credit checks through his home office. He personally reviews each applicant and prides himself on his ability to select excellent tenants, a key factor in an owners’ pleasant experience with their rental home and related issues. Home owners receive checks via online bill pay monthly around the 10th. Detailed records of expenses and income are available upon request and provided yearly with 1099 tax reporting. Rob handles all aspects of the business including legal matters, fines, assigning repairs, collecting rents and so on.

Rob also works to renovate homes for investors and home owners; such work might include carpet or tile flooring, fixture improvements, painting and more in between tenants to keep a home lease-worthy and attractive. The network of contractors he uses are time tested and reliable, and offer him better prices than owners would likely find on their own. As project manager, Robs’ team is able to complete most any major project and turn even the ugliest home into a beautiful, renovated Top Lease Candidate.
