As a Real Estate Agent and Relocation Specialist with over 27 years of experience in the Chicagoland area, I have become an expert in Real Estate Market Ananlysis, gaining the ability to determine the price of a property for a quick sale. I specialize in working with Corporate Transferees in their transisition to the Chicagoland area. I have the ability to quickly learn, by developing strong relationships with each client. what that client desires in a home and new community, while landing them in the right location. Location is key, as the transferee is likely to move within three to five years, thus shifting from Buyer to Seller. The right location will help the home sell quickly, and depending on years of ownership and how well the home was maintained and updated, will likely only require simple updating with fresh paint, carpeting, and sharp landscaping.
My expertise in relocation (both in local and out of state) will assist the homeowner in analyzing the condition of the home, while offering suggestions of home imporovement to ensure a timely sale. I will then reserch the market area and prepaire an extensive CMA (Comprehensive Market Analysis) to determine the best price. Once price is agreed upon, I will, with the Seller's permission, bring in a professional stager to add or subtract items in the home that will appeal to future Buyers. Signs are then ordered, both outside and inside to highlight the finer features of the home.
Once the home is on the Market, I will introduce the New Home Listing to all the Realtors in the area by hosting two, separate Realtor Tours and a miniumum of One Open House. Additional tours will be hosted for any price changes. As most Buyers search via the internet, I will post the listing to all pertinent websites, complete with - 25 or more photos. I hire a professional photographer for all photos of the home.
Average market time is around 60 days when the home is priced right and timely pricing modifications are made (as determined by the market). Althought Realtor Tours and Open Houses are great ways to promote the home, the best promotion is to list the home with the right price from the beginning. Akin to fishing, a home on the market will sit unless you pay attention to the nibbles, and set the hood on the right strike. Being responsive and dilligent will bring in a potential Buyer. And sometimes, you need to refresh your hook to Get The Price Right!
