Today I have a question for you Sellers out there. Why purchase a home warranty?

Well, I am hopeful that by the end of this article, you will be asking, “Why not have a home warranty?”

 In today's video I discuss why sellers should consider a warranty when they have homes for sale in Waukesha, WI.

I have been dealing with Buyers and Sellers for almost a decade now and the same questions always come up about home warranties.

Do we need one and why would I want to pay for something I don’t need? 

Well I’m going to explain to you why it is almost always a great idea to include a home warranty when listing homes for sale in Waukesha, WI.

First, when you offer a home warranty it will always make a home more appealing to a prospective buyer as no one wants to buy a home and then have a bunch of things break down. By including a home warranty in your listing, you will immediately have more interested buyers taking notice.

Secondly, the home warranties that we work with at Realty Executives Integrity offer both a $75 and $100 dollar deductible. With the warranty costing an average of $430-$500 dollars, most any Realtor can capture that amount or more back during negotiations.

Without getting too deep into the process of how to make a claim, basically you need to make a phone call and wait for the repairman to come. Cost will be $75 or $100 dollars depending on the deductible you chose.

Now the exciting part about these home warranties. You can choose buyer and seller coverage or just buyer coverage. I would always suggest to do both as it costs the same and there are a couple other advantages that I would like to mention.

  1. The warranty covers the home during the entire length of the listing and for one year from closing for the buyers.
  2. If for some reason you are unable to sell your home during the time it is under warranty and expire your listing out, you will not have to pay the $430-$500 dollars to the warranty company.
  3. If you use the warranty during the listing but don’t sell the home, you will not have to pay the warranty company the $430-$500 dollars. Only the deductible you paid at time of service.

So let’s review.
