Buying Homes for Sale by Owner

waukesha homes for sale by ownerA lot of people these days are trying to sell or purchase a home without the assistance of a Realtor.

I’m going to take a few minutes today to explain to you the process of how to approach a home that is a For Sale By Owner or FSBO and why it is imperative that you get connected with a Realtor.

Most sellers believe they can sell their home without hiring a Realtor, so they stick a “For Sale” sign in their yard and wait.

Unfortunately for them, once a buyer shows interest, one of them will have to be represented in the transaction.

This can be achieved by one side hiring a lawyer or one or both sides having a Realtor to help the process.

In Wisconsin, at least one party must be represented in a home sale transaction.

If it’s the buyer, would you rather have someone that knows Real Estate Values and Laws or just the law?

Most buyers believe the Realtor is working for them, this is not true.

The truth is, if you do not have a Buyer Agency Agreement with the brokerage with whom the Realtor works with, they have no obligation to tell you numbers or help with strategy.

In truth, if they do share the numbers, they are breaking the rules.

Additionally, they are working in the Seller’s best interest so if you are overpaying, they are not obligated to tell you.

I would be happy to speak with you and explain in further detail how Buyer Agency works at a future time, but for right now, let’s just concentrate on FSBO’s.

When you come across a home that is a For Sale By Owner, please take down the number and address and immediately contact myself or another trusted Realtor.

Explain to them that you want to see this home and that it is a “FSBO”.

The Realtor should immediately call the Seller and get some info on the home and find out if they are willing to work with a Realtor.

If they are that's great.

They already understand that someone will need to be represented and are willing to discuss options.

This is how I handle the process of getting in a “FSBO”.

As a Realtor, I can either sign a Buyer Agency Agreement with you and get you in the home or the Seller can sign a One Party Listing or both.

If the Seller states that they are not willing to work with Realtors then we need to handle this a bit differently.

First, I tell them that in a Wisconsin home transaction, one of the parties must be represented by either a lawyer or Realtor.

I continue by telling them that any buyer that has interest in this home will either need to lawyer up or retain a Realtor to write an offer.

If the buyer consults a lawyer the seller can expect a lower offer and a buyer that may not know the current value of the sellers home.

In turn, the seller may also be leaving money on the table due to not accessing the help of a local Realtor.

If the buyer hires a Realtor to represent them and write the offer, the Realtor’s brokerage will ask for a commission for handling the transaction.

This will either be 3 to 4% normally.

Secondly, the seller would still have to hire a lawyer to handle his or her side of the transaction.

Most sellers upon hearing all of this immediately agree to working with us and ask when the buyer wants to see the property.

Do You Need a Realtor with a Drone?

With all the new gadgets and gizmos coming out every day, it’s sometimes hard to know

what’s worth your time and what is better left to be discarded with little investigation.

This leads me to think about the use of drones when selling your home.

I, like many Realtors, was mesmerized by the idea of utilizing crystal clear footage from once unheard of perspectives to help sell homes.

Here is my examination of the use of drones and all the reasons why you may want to ask one more question of

your Realtor before signing your listing contract.

First off, I have been a Realtor for almost ten years and I have been bombarded by some of the craziest

ideas you could ever imagine to help build my business.

Some good ones, but mostly bad ones.

However, without a doubt, I believe drones are the most exciting thing to happen in Real Estate since the Internet.

I had the opportunity to purchase a drone last Summer, and have been flying and filming ever since.

The footage is incredibly clear and the views are outstanding.

One of my favorite things to do is to show a Seller their home from a stunning viewpoint that most of them have never had to chance to see before.

In the sales community, we sometimes have to think outside the box to get the most out of ourselves andour business.

Remember, all Buyers shop with their eyes.

Most importantly, they buy with them.

Whether you have a 50 acre parcel of land for sale in Mukwonago or a five acre home for sale in Brookfield, WI, drone videos bring more eyes to your listing.

More eyes, mean more dollars.

Having the ability to show people a perspective they haven’t seen before can be the difference between just a

showing and getting an offer.

When it comes time to talk about listing your home, I would suggest weighing the options of whether

you should be asking your next Realtor,”Do you own a drone for your real estate business?”

Raising Profits as a Home Seller

This got me thinking about ways I could help you sell your home for more money.

In today's video I share some of my favorite ways to raise profits without breaking the bank.

 

Install New Flooring

A well chosen floor cover can enhance and create a feeling of a new home.

Artificial wood floors are fairly inexpensive to purchase and install and instantly create a new look and feel in a home.

Another option is to re-carpet certain high traffic areas of the home like the living room and hallway.

This minor and inexpensive upgrade can really capture a Buyer’s interest and can sometimes be a deciding factor in making an offer.

 

Clean and Declutter

This is made easier if the home you are selling is vacant, but can be accomplished even in the busiest of households.

Kitchens, bathrooms and basements are usually the worst, followed by bedrooms.

Pride in ownership shows not only on showings, but also on the bottom line.

Don’t be afraid to call a cleaning service or to get your hands dirty.

A little work today can lead to bigger profits tomorrow.

 

Repair or Replace Worn Out Items

This is where we have to be careful not to go overboard.

I would suggest walking through the home with a Buyer’s eye and take note on anything you feel would detract from your view on the home.

Once you do this, assess the best and most cost effective repairs or upgrades.

Some options may be to replace faucets and shower sprayers if they are getting older.

Also, if it is feasible, do any minor painting or outside repairs before listing as this will help limit Buyer concerns upon a home inspection.

Another cheap and easy things to do is to re-caulk around showers or sinks if needed.

This can really make a bathroom or kitchen shine and help sell the home.

 

Create Space

This could be a little more involved depending on your particular situation.

Sometimes you can get away with doing some interior painting to create the illusion of larger rooms and a softer feel.

Other times, there may be a counter or wall that could be removed if it creates space or a more ideal setting.

I would always suggest that before you get too DIY that you contact a Realtor or a designer to discuss your options and which changes may pay off better.

Choosing a Realtor

Those I meet often display very different levels of trust.

These days, there are many reasons for people to be skeptical, but you must be able to trust your Realtor.

Here are some of my favorite ways to get to know clients and some ideas on how you can find a Realtor that you can be comfortable with.

Tips for Choosing a Realtor

Ask to meet an agent in person. If they cannot make time for a potential client, you have to ask yourself if they will be available if and when you really need them.

Feel free to make them uncomfortable. If they cannot handle your questioning, how will they handle awkward or stressful situations during the life of your contract.

Ask them if they will lower their commissions. Whether they do this or not is not what I want you to concentrate on, but more importantly, how did they handle the inquiry. You want an agent that is willing to roll with the punches, but not one that will roll over for you. Understand, if they roll over for you, they are more likely to not fight as hard for you during negotiations. And isn’t that why you are hiring an agent?

For Buyers, tell the agent you would like to come in for an interview . Ask them if they have some sort of Buyer Consultation that they could go over with you. I will go deeper into Buyer Consults in another video, so look for this article and accompanied video soon. Basically, this will give you a chance to get to know the agent, see what they know and decide if they are the one that you feel can help you the best. My Buyer Consults concentrate on the process from pre approval to the closing table and gives Buyers a much better understanding of the process and what decisions they will be needing to make in the coming weeks or days.

Make sure you can communicate well with your Realtor or agentThings can get heated or uncomfortable during negotiations, therefore you need someone that you can relate to and that you can be 100% honest with.

If you follow these guidelines, you will improve your chances to have a smooth transaction and you may even enjoy the process.

In today's post I want to share some powerful information to help you have the most enjoyable and profitable real estate transaction possible.

It is important to get your home on the market now while Buyers are aching for inventory and competition is scarce.

Just when we Realtors think we have things figured out, the weather breaks and the market turns on a dime.

As is with every Spring, the greening of the grass and warming sunlight has flooded the market with Buyers.

Unfortunately, most Sellers in Wisconsin are not used to the market warming up this early.

This is where your Realtor needs to step in and let you know you have a very lucrative but small window of opportunity.

Take advantage when things are in your favor.

 

I think we’ve all taken an Economics class at sometime in our lives and learned about supply vs. demand.

The easiest way to explain it is like this. Less Houses + More Buyers = Higher Sales Prices.

Therefore, it would be highly beneficial to list now for the most Buyer views and highest profits.

Please take a word of advice.

If your home is ready for the market, now is the time to act.

This is a golden opportunity to get your home sold quickly and for a great price.
