A common misconception sellers have when it comes to pricing their homes is the higher, the better. However, the reality is, it's simply not that simple. A good realtor should be able to educate their clients on the most strategic price point for given market conditions (i.e. inventory, buyer's vs. seller's market, etc) as well as the condition of the property for sale, so that the house is priced fair enough, yet competitively enough, to attract the right buyers.
