"Without Julia, I am pretty sure I would not be writing this from my amazing downtown Toronto condo (with 10-foot ceilings, a protected and unobstructed view, a good-sized den, a HUGE balcony, and a parking space and storage unit, all in a fantastic location), which is more than I ever dreamed I could own on my budget. I came back to Canada after nearly two decades away with a goal to buy my own home in this crazy market, and of course I had no idea how difficult it would be. Julia is a rare find among real estate professionals. I was very lucky to find an agent that truly had my best interest at heart, both representing me as a buyer and as a seller. Julia helped me buy my condo, and a few years later helped me sell it. It was fun condo shopping with her, and she is not afraid to point out the faults with properties we were looking at making sure I stayed focused on my priorities. Unlike many agents I worked with prior to her, she did not try to sell me everything we came across. She wanted to make sure my purchase was smart. On the selling side, she was a tremendous help getting my place ready, put together a wonderful and very professional marketing package, and had it sold in a week. Julia has an enormous amount of integrity, and a lot of patience! She will never push you, and will make sure you are comfortable with your decisions. I had the pleasure of both buying and selling with Julia this year, and feel very grateful for her expertise and attentive support throughout the entire process. We came away from the process feeling very satisfied with both transactions, and excited about the new home into which we have moved. This is the third property we have bought with Julia's help, and each experience has been the same.
During the preliminary market search, Julia was very helpful in identifying appropriate properties for our budget and location expectations, and ensured we saw a variety of houses at each end of our budget to understand the realities of the market. As we began to narrow in on options and start the offer process, Julia was enormously helpful in arranging for additional viewings, inspections and extra information as required.
The bidding and negotiation phase was no different - Julia guided us towards the appropriate decisions, allowing us to arrive at them on our own, but with guidance when we asked or she felt necessary. After an accepted offer on a house, Julia ensured all details were taken care of, allowing us to not worry about missing anything.
Julia quickly got to work on selling our condo, with significant thought put into pricing strategy, timing and marketing. We were happy to see a constant stream of showing requests come in. Working hard to keep all leads warm while pursuing the most promising potential buyers, Julia ultimately secured us a very satisfying price for our unit, and with terms that accommodated our needs.

Michael and I walked around in a complete state of disbelief yesterday. It wasn't until we had told a few key people, family and close friends, (our big general announcement will wait until we have a closing date) that we dissolved into fits of astonished giggles. We are SO happy! Mom and dad are thrilled we are in Guildwood and both gave their stamp of approval on the house.
Michael and I have not put this much energy into anything else aside from raising our sweet Eddie. When we go into things we go 'ALL IN'. Thanks you so much for going ALL IN with us.
Since that early phone call way back in May, you have hung in there with us during THE WORST time in real estate and always led us to believe we would find our home. You stood by us, the couple whose dreams were always bigger than their budget. You supported every crazy trip, neighbourhood, distance covered in a day and crazy tactic to get a house that I have ever heard of! You were there after midnight, in every wacky weather storm, knocking on doors for extra info, talking us down (or up) on the phone, researching people and properties on the computer and consulting with anyone and everyone who might give us an edge. In every negotiation with every hour we lost you pitched us perfectly and made appeals to the seller that other agents would not. We know that it was the terrific relationship you developed with Alex, the seller's agent, that gave us the final edge and push to the finish line so that we could finally, finally, finally win a house. Like a dog with a bone you gave it more than your all to find us a house. I am sure you slept well last night too.
And what a house it is! It checks all of our 'boxes'- a great area, great square footage, a double garage, a backyard made for our pup and lots of big beautiful windows streaming light, and with the right amount of work done so that it doesn't overwhelm us.
i could go on and on, but we just wanted to say thank you on so many levels, for being there for us, being our friend and working so tirelessly for us. We truly appreciate you going above and beyond for us.

Julia helped us find and purchase our first townhouse in our ideal location and within our price range. She was extremely professional, helpful, patient, responsive, and above all with our best interests in mind every step of the way.
Not only did she provide us with daily updates and arranged viewings to explore a large cross-section of the market, but she also offered invaluable advice throughout the entire process and helped us make time-sensitive decisions with a confidence we could not have had on our own. In just a few weeks, Julia turned what had started as a very stressful and fruitless search into a done deal.

Julia was absolutely amazing to work with! She is patient, persistent, professional and worked really hard to get to know what we were looking for in our condo. She thoughtfully shared with us great options and worked with us through the pros and cons of different areas of the city. Being new, we really relied on her experience. She was easy to trust, and Julia managed to not only find our dream home, but she gave us a tour over Facetime (again-we were out of town for work!) and did all the negotiations and deals for us from a distance.
