The apartment is one bedroom  [12'x10'] *** and one bath [9'x5'], a living/dining area [21'x10'] and a kitchen [11'x8'] that opens to the living room.  There is a closet in the bedroom, a pantry closet and plentiful cabinets in the kitchen. It is an open floor plan and has a view of Main Street and Hamburg Turnpike which is in the front of the building.  This unit faces the back and side of the building and is on the second floor. It is accessed by an enclosed common staircase and locked foyer leading to a second-floor hallway with the unit doors.  There are 3 apartments in the building and downstairs is an adult daycare business that has mostly daytime hours. I have been told by the other tenants the nights and weekends are quiet.  There is one parking space dedicated to the unit, but there is a parking lot next door that is also owned by the landlord and your guests can use that.  The parking spaces for the business downstairs can be used on a short-term basis during hours they are not open, but you are not allowed to park there and interfere with their business during their business hours. Mailboxes are outside the entry foyer.  Please note that there are absolutely NO PETS allowed, no satellite dishes allowed and there is no on-site laundry.  The building is located in a business district on a fairly busy corner.  It was rebuilt a few years ago and modern construction details and insulation make it very quiet on the inside. I am told by previous tenants that heating and cooling work very efficiently. Cable TV is available.

Rental Requirements:

You need a total of 3 1/2 months rent to rent this apartment:  1 month's rent in advance, 1 1/2 month's rent for the security deposit and 1 month's rent for the Realtor fee.  
 

Utilities:

Tenants are responsible for all utilities [electric, gas, water and sewer, and if wanted, telephone and cable TV]. Water/Sewer bill is payable to the municipal authority, which estimates an average quarterly bill to be $175-$200, depending on usage.  [If you left the water running, accidentally, your bill would be higher.]  Electric and gas bills are payable to those utility companies.  You would need to set up an account at each utility; landlord will provide names and numbers at lease signing.
 
About Pets:

Sorry, pets aren't allowed in this unit. By "no pets", this means no pets of any kind: cats, dogs, birds, fish, etc, big or small, young or old. We love pets and are sure you love pets, too. If you need help locating a home that allows them, please ask for help.  Please don't dump your pets, even if it is at a shelter.   Take good care of them, you mean the world to them.

Rental Process:
The landlord is looking for a very good credit rating, employment verification and clean quiet tenants that will treat his building well. 
The process to rent the apartment is this:  

1. Schedule a viewing to see if you like the space.  

2. Fill out the required paperwork: tenant application, information release for the credit check, which enables me to share your information with the landlords .  The  links for these forms are below.

    • The tenant application includes a spot for your employer's information and the landlord will verify employment.  
    • The information release enables me to share all of this information with the landlords.
    • The credit check includes an eviction and background check and costs $35 per adult tenant and all adults living in the apartment must be on the lease and have the background check. The fee must be paid at the time of submitting the credit request and is non-refundable once processed.

3. Once these 2 forms are returned to us, we will forward you a link to request a credit/background check.  You will do this on a secure site called Zumper and pay them the $35 fee directly.  Once completed, we can submit your information to the landlord according to the information release you signed. 

4. The information will be submitted to the landlord and they will decide if they will schedule an interview with the prospective tenant based on the information in the application and background check.  

5. After the interview, you should have an answer from the landlord in the next 24-48 hrs whether they are accepting the tenant.
